What's the biggest challenge facing SME builders right now?

Planning delays are stretching build programmes and eroding cashflow. Labour shortages are making it harder to put together a reliable site team. And a wave of compliance changes like Part L, the Future Homes Standard and the Building Safety Act, is adding complexity at every stage of a project.

For smaller housebuilders, the pressure is building. They're carrying the same regulatory burden as the volume housebuilders, but without the same resources to manage it.

And yet, some SMEs are finding ways through. MMC systems that reduce on-site labour and speed up construction. Material choices that simplify compliance rather than complicate it. Closer relationships with suppliers who offer technical support, not just deliveries.

The next five years will sort the resilient from the reactive. The businesses that adapt early in how they build, what they specify, and who they work with, will be better placed to come out the other side.

Downsizing doesn't have to mean exchanging style for comfort.

Mr and Mrs Young decided to build a stylish new home in the garden of their Victorian family home in order to make life easier. β€œIt was a beautiful home but it was increasingly costly to run and maintain. After retirement we felt the need to plan for the future in a smaller and more efficient home.”

Their new single-storey contemporary home is designed in a graceful curve around a giant lime tree. The home is built with aircrete Celcon Blocks and clad with timber and brick with large areas of glazing to let the sunlight flood in.

The house is certified to Passivhaus energy efficiency standards as the Youngs were keen to minimise their energy bills for the future.

The result is a stunning modern home that uses virtually no energy to heat.

The Future Homes Standard is coming, and for builders, the question isn't whether you'll comply - it's how you get there without blowing your build programme or your budget.

The answer is: fabric-first. Get the building envelope right and the rest has less heavy lifting to do. That means U-values, airtightness and thermal bridges are calculated at design stage, not as an afterthought.

Three things you should know before you start your self-build πŸ‘‡

1. Thermal performance isn't something you can add on later.

By the time you're thinking about heating bills and EPC ratings, the walls are already built. The material you choose at the start determines how warm and comfortable your home will be for decades.
