🔍 Understanding the Doctrine
In property disputes (real actions), jurisdiction is determined strictly by the government's tax assessment value. This number dictates whether a case belongs in the lower court (MTC) or the higher court (RTC).

The court’s legal power to hear a case must be clear on the very face of the complaint. A judge cannot guess, assume, or investigate the value on their own.

Silence = Dismissal

If the paperwork is silent on this value, the court lacks the legal basis to move forward and must dismiss the action.
