You have to have a site plan.

So I order my site plan and my survey as soon as I get the property under contract and I know I'm going to close on it.

Sometimes this takes up to 4 to 5 weeks, so you want to get on their schedule for this right away.

A lot of times they won't even take a deposit until they're about to go out. So as soon as I know I'm going to buy the land—I don't care if it's still under contract—I order the survey and the site plan.

Waiting until after you close adds a month of dead time to your project timeline. And that's a month you're not making money.

Should've sold for $800K. Interest rates had other plans.

Dropped to $550K just to make the numbers work for buyers. Painful — but it sold and life moved on.
