Borrowers will be eligible to have their interest lowered by 1% on their monthly student loan payments starting July 1, if they are already enrolled in auto-pay—which automatically deducts payments from a borrower’s bank account—or enroll in it before Sept. 30.

The rate cut will last until June 30, 2028, and borrowers who have loans that originated after July 1, 2012, are eligible. The Chicago Department of Water Management’s Private Sewer Drain Program could save you $10,000 to $20,000 in repair costs. While homeowners own their private drains, this program pays for repairs if the break is located on the public side of your property.

Who Qualifies?

➡️ Existing, non-commercial residential properties (1–4 units).
➡️ (New construction, rehabs, and commercial/mixed-use spaces do not qualify).

How to Apply:

➡️ Call 311 (or visit 311.chicago.gov) to file a "Water in Basement" request.
➡️ CPD/DWM will verify that the main street sewer is working properly.
➡️ Hire a licensed contractor to rod and televise your line. They must call 312-747-4591 to have a City Inspector present.
➡️ Find the break: If it's on private property, you cover it; if it's in the public way, the City schedules and pays for the repair!

Your home insurance has gone up 46% since 2021. Your salary probably hasn't.

This tweet is hitting people differently because it's everyone's reality right now. The annual "your premium is going up" email has become as predictable as tax season and almost as painful.

Here's what the actual numbers look like.

Home insurance premiums have climbed 46% since 2021. Three times the rate of inflation over the same period. The average annual premium is now $3,057 and still rising. This is the fifth consecutive year of increases with no meaningful relief projected.

And it's not hitting everyone equally.

Minnesota is up 34% in a single year. Colorado up 33%. Nebraska 25%. Oklahoma 24%. Florida is approaching $8,500 a year in average premiums, more than double the national average. In some of these states insurers are paying out more in claims than they're collecting in premiums and passing every dollar of that gap on to you.

The average deductible also jumped 22% last year. So you're paying more for the policy and you're on the hook for more out of pocket when something actually goes wrong.

Here's what this guy is doing right though. Shopping it every single year. Most homeowners just let their policy auto-renew and absorb whatever increase shows up. Spending a few hours shopping carriers annually is one of the only real levers you have left in this market.

One in four homeowners says they'd drop coverage entirely if they could. That's the most terrifying stat in all of this. Going without home insurance on a $400,000 asset to save $3,000 a year is the kind of financial risk that can erase everything you've built in one bad storm.

The house got more expensive. The mortgage got more expensive. The insurance got more expensive. And wages are still trying to catch up to 2021.

Lesson: Don’t wait for people to value you after you’ve decided to walk away. Sometimes the biggest raise you’ll ever get comes from leaving.

A system cannot fail those it was never meant to protect, and will always protect those it was never meant to fail. This is why Black children get killed and the police officers who kill them walk free.

In the developed world this is a uniquely American epidemic. It’s indefensible. It’s tyranny. Call it what it is. The state Killing children is tyranny. Stop defending it.

Finally, guns remain the leading cause of preventable death for children in America. What a disgrace. 😓

There’s a version of success that doesn’t get enough credit.

It doesn’t always come with a fancy title, a corner office, or people clapping for you online.

Sometimes success looks like showing up to the same job year after year because your family is counting on you.

It looks like paying the rent when nobody sees it.

It looks like putting food on the table when the job feels thankless.

It looks like taking pride in honest work while other people act like they’re too good to notice.

I’ve met plenty of people with impressive titles who were drowning financially, and I’ve met people with regular jobs who built something meaningful because they were consistent, dependable, and focused on their family.

That matters.

We talk a lot about wealth, investing, business, and getting ahead, and we should.

But there’s also something powerful about a parent who uses what they have to give their kid a better shot.

That deserves respect.
