A Proud Professor Moment.
Just weeks ago, they were in my MS Econ RE 606 classroom. Now this past semester's cohort is stepping back up — not as students, but as graduates ready to show what they've become.
The Alexander E. Hayden School of Real Estate at Chapman University is hosting the 2026 MS in Real Estate Capstone Presentations. Six teams will present their highest and best use development proposals for sites across Orange County, judged by a distinguished panel of industry leaders, with the MSRE Cup going to the winning team.
This is the moment the whole program builds toward — where classroom theory becomes real vision for real places. Watching this cohort step up and demonstrate their craft is exactly why I do this work.
Couldn't be prouder of how far they've come.

Looking at my prep plan for the Long Beach Marathon this morning. 18 weeks. 126 days. One at a time.
That's the part that gets you — not race day, but the 126 days before it. The early miles nobody sees. The runs you do when it's raining, cold or hot, when you're tired, when there's zero applause.
Sounds a lot like this business. Nobody funds a loan or closes a listing on motivation. You do it on the quiet reps — the calls when the market's slow, the follow-up when you'd rather not.
Top performers don't wake up motivated. They wake up committed.
A training plan is just that — a few rules set in advance so you don't have to negotiate with yourself at 5 a.m. Rules are just discipline you decided on ahead of time.
