You don't have to be a seasoned real estate investor to be a great referral for Rhea-Claire at Key Renter Property Management. In fact, some of her best clients never planned to be landlords at all. π
Here's who she's looking for:
The Accidental Landlord β Someone who tried to sell their home, couldn't get what they wanted in this market, and is now considering renting it out instead. They didn't sign up for this, and they need a full-service team to take it off their plate.
The Absentee Owner β Someone relocating for school, work, or life β but not ready to give up their Katy property. They need someone local and trustworthy to manage it while they're gone.
The First-Time Investor β Someone who's always wanted to get into real estate but doesn't know where to start. Rhea-Claire and David will sit down with them before they even buy a property and help them figure out what makes sense.
If any of these sound like someone you know β a neighbor, a coworker, a friend who keeps talking about that rental they want to do something with β this is the referral.
Know someone who fits this description? Tag them below β Rhea-Claire Richard would love to connect. π
BNI - Westside Business Partners
A networking group of local business owners growing each otherβs business by working through referrals and cultivating relationships.
06/18/2026
This is what a strong chapter looks like.
Westside Business Partners welcomed two new members this morning β Dr. Christian Marshall of Stamina Chiropractic & Performance and Luke Ramirez of Gleam Clean, LLC. Glad to have you both at the table.
Rhea Claire walked us through the world of property management, and I always leave those talks a little smarter than I came in.
And the number that has us all fired up: we're on track to cross $3 million in business passed by the end of the quarter. That's not a logo on a wall. That's real revenue moving through real local businesses because people showed up for each other.
Iron sharpens iron. Proud to sit in that room every week.
Before you sign with a property management company, Rhea-Claire Richard says there are two things you absolutely need to look at. π
First: Read the actual agreement β not just the website.
A lot of companies advertise a flat monthly rate, but when you dig into the contract, there are fees for every individual service stacked on top of that. And some of those contracts are nearly impossible to get out of. Rhea-Claire has seen agreements where if you terminate early, you owe the remaining management fees for the rest of the year β or face a buyout clause just to walk away.
Second: Find out who actually answers the phone.
When you call as an owner with a question β who picks up? When a tenant has a leaking pipe at 10pm β who's on the other end? At Key Renter Katy, the answer is Rhea-Claire or David. The two owners. Local, reachable, and ready. They also have vendors on 24/7 call for property emergencies so nothing falls through the cracks.
Knowing these two things before you hire could save you thousands of dollars and a whole lot of stress.
Rhea-Claire will be at our BNI Westside meeting this Thursday at Midway BBQ β 7:00 AM. Come ask her yourself.
Most property management companies will tell you they'll take care of your investment.
Key Renter Property Management actually puts it in writing. π
Rhea-Claire Richard shared the four guarantees Key Renter offers every property owner:
1. Tenant Guarantee β A 21-point screening process for every applicant, and if there's ever an eviction, Key Renter covers up to $1,500. (For context: their national eviction rate is 0.02%.)
2. Maintenance Guarantee β If a repair isn't done right the first time and they have to go back out, Key Renter covers it. They stand behind their vendors.
3. Leasing Guarantee β If your property isn't rented within 30 days, they cover your first month's management fee. They want a great tenant in your property fast.
4. Service Guarantee β No long contracts, no termination fees, no buyout clauses. Give 30 days notice and you're done. Because they believe in earning your business every day.
As Rhea-Claire puts it: give them the keys, and they'll send you a check at the end of the month.
Want to hear more from Rhea-Claire? Come see her speak this Thursday at 7:00 AM at Midway BBQ. We'd love to have you β just show up.
When Rhea-Claire Richard was asked about her favorite BNI core value, she didn't hesitate β it's Givers Gain. π
And the way she talks about it, you can tell it's not just a motto. It's how she actually runs her business.
Key Renter's mission statement is changing lives, one property at a time β and Rhea-Claire means that literally. When things go well for a property owner, it changes their financial future. When vendors do great work and get steady business, it changes things for their families too. When a tenant finally gets a property manager who communicates and takes care of problems, even that changes lives.
That spirit of genuinely rooting for everyone around you to win? That's what BNI Westside is built on.
Come experience this culture in person. We meet every Thursday at 7:00 AM at Midway BBQ. Comment VISIT below and we'll save you a seat. π
If you work in real estate in any capacity, Rhea-Claire with Key Renter Property Management wants to know you. π€
She says the best connections for her business are honestly anyone who touches houses β and that's not an exaggeration. Real estate agents and realtors are at the top of the list, especially since most brokerages in the Katy area don't offer property management services. Rhea-Claire fills that gap for their clients.
Beyond agents, she's looking to connect with mortgage brokers, title insurance agents, finance professionals who work with real estate investors, and trade vendors β electricians, plumbers, HVAC techs β who help get properties rent-ready.
If you know someone buying investment property, moving out of state, or just navigating the Katy real estate market, there's a good chance Key Renter belongs in that conversation.

This week on the BNI Westside Member Spotlight, meet Rhea-Claire Richard with Key Renter Property Management! π‘
Rhea-Claire and her husband David recently opened Key Renter's Katy-area office β but don't let "recently opened" fool you. Key Renter is a national franchise that's been in business for over 25 years with 14,000 doors under management across the country. They brought that entire system home to Katy.
What drew them here? Rhea-Claire says it best β they've always believed in real estate as a way to build wealth, and they wanted to build something their family could inherit one day. But what really won them over about Key Renter was the idea that everyone wins β not just the owners of the business, but especially the property owners they serve.
This week you're going to hear Rhea-Claire break down exactly what makes Key Renter different, what every property owner should know before signing with a management company, and how she and David are helping everyday people build real wealth through real estate right here in Katy.
Follow along all week β this one is packed. π
π Real talk β if you own a rental property, how much time do you actually spend each month dealing with tenant calls, maintenance headaches, and chasing rent?
Drop your honest answer below π You might be surprised what other landlords are going through β or NOT going through once they got the right help. Rhea-Claire Richard
